What is the difference between EIFS and Stucco and how as a home buyer can I tell the difference?

EIFS is Styrofoam bases stucco it has good isolation espacially in northern climates.It keeps the heat from escaping but it has i downfall inthe summer the house more warmer so may need to use more airconditioning . EIFS is easily distiguished by knocking on it if you hear an empty sound thats EIFS

Cement Stucco or Stucco is has a harder sarfice and makes less sound when you knok on it .It is good for hotter climates.
note: all stucco decoration is made of styrofoam
